Four easy steps to get your cash back. 1. When first visiting a new home sales office, if we aren't there, make them aware that you are using us as your buyers representative for your new home purchase . This is probably the most important step you can make. We may need to be present on your first visit to the homebuilder. If you do register put our information in as your realtor. If they give you any problems leave without registering and make an appointment with us to go in with you. We will not in any case try to go against the builders rules. In most cases, no matter what, you pay the same price whether you use an agent or not. By notifying the builders agent up front we can make sure you get your cash back at closing. Also we can represent you in negotiations to get you the best price and terms. 2. Make sure you review and sign our Buyers representation agreement. This spells out everybodys responsibilities to assure you get your cash back. As othey say if it's not in writing it doesn't exist. There is no obligation to us and it can be terminated at any time. This will emailed to you for your review. 3. Make sure when you are writing your contract with the builder they have our name on the contract as your agent. Make sure if we aren't there to have the builder provide us a copy of the contract. 4. Get your Cash Back !!! Easiest part of all. We can give you cash at closing. Almost all of your large builders have included in their price a real estate commission of 3 % of the base sales price of the home. Example $200,000 bsp* x 3% = $6,000 This is built into their prices in case a buyer comes in with a realtor so that realtor can be paid. This is extra profit for the builder if the buyer is not using a realtor. Also the builder will not reduce the price by that amount, if you aren’t using a realtor, as they depend on realtors to sell homes for them.
